Five companion playbooks ship for the Wave 1 calculators
Published five companion playbooks: seller net proceeds, buyer closing costs, DSCR loans, real estate commission, and Coast FIRE. Every worked example is computed by the same engine that runs the paired calculator, and each calculator page now links its guide.
The five Wave 1 calculators from the twenty-calculator expansion shipped without companion guides. This update closes that gap: each calculator now has a full playbook that explains the concept in plain language, works the calculator’s own default example step by step, and answers the questions people actually ask before using the tool.
The five guides are the seller net sheet (what you walk away with after a sale), buyer closing costs and cash to close, DSCR loans for rental investors, real estate commissions after the NAR settlement, and the Coast FIRE milestone. Every number in every guide is computed by the shared calculation engine, so the prose can never disagree with the calculator, and each guide ships with a static chart built from the same figures.
