Six calculators complete the equity hub: rent vs sell, FHA, VA, cash-out refinance, points, GRM
Added rent vs sell, FHA and VA loan payment calculators with verified agency constants, a cash-out refinance tool that bridges refinance and HELOC into one equity hub, a mortgage points break-even calculator, and a gross rent multiplier deal screener.
We added six more calculators. Rent vs sell compares keeping a home and renting it against selling and reinvesting, with a crossover year. The FHA and VA loan calculators estimate payments including mortgage insurance and the VA funding fee, built from dated HUD and VA constants that we verify at build time. The cash-out refinance calculator shows how much equity you can pull at your lender’s loan-to-value cap and the new payment, cross-linked with refinance and HELOC as one equity hub.
The mortgage points calculator shows the break-even month on buying down your rate and the lifetime savings if you keep the loan, and the gross rent multiplier calculator screens rental deals quickly with a 1 percent rule check. Each carries cited assumptions, tested math, and a last-reviewed date.
