Five new home and investing calculators, plus interpretation and breakdown tables
Launched the first five calculators of a 20-tool expansion: seller net proceeds, buyer closing cost, DSCR loan, real estate commission, and Coast FIRE. Also added a plain-English what-this-means block and labeled cost-breakdown tables that run across the calculators.
We started a large expansion of the calculator library with five new tools. The seller net proceeds calculator shows your walk-away number after a sale, buyer closing cost totals your cash to close, the DSCR loan calculator checks a rental’s debt-service coverage against common lender thresholds, the real estate commission calculator splits the fee and reflects the post-settlement rules, and Coast FIRE finds the amount invested today that reaches your retirement target with no further saving.
Alongside them we shipped two building blocks that improve every calculator: a plain-English interpretation block that explains what your result means, and labeled breakdown tables that walk a figure down its parts, such as a net sheet or a cash-to-close stack. Each new calculator carries cited assumptions, tested math, and a last-reviewed date.
